At the heart of the controversy is the location of the property, which sits atop a former waste landfill and an old quarry. The EA has flagged that the site may contain hazardous materials, including metals and hydrocarbons, that could pose a significant risk to groundwater. “Controlled waters are particularly sensitive in this location,” an EA official stated, highlighting the potential for contamination.

Despite an earlier application receiving permission, the introduction of a basement has prompted the EA to recommend further investigations. “The key difference between the existing permission and the current application would appear to be the inclusion of a basement,” the official confirmed, emphasizing the need for a thorough assessment before moving forward.

Documents from the Telford & Wrekin Council planning portal reveal that discussions have occurred regarding an extension for the applicants to provide additional information. However, planning officials stated they do not grant more time for issues that could have been identified during pre-application advice. The council indicated that the applicants had the option to withdraw or face refusal of their application.

In response, Lucas Johnson, representing the applicants through the Johnson Design Partnership, expressed disappointment over the lack of an extension. “It is unfortunate that an extension of time could not be granted, as we would have been able to provide the required information within a reasonably short timeframe,” Johnson remarked.

As a result, the application has been officially withdrawn, but the applicants intend to resubmit their plans. They have requested guidance from the planning department to clarify what specific information and documentation are necessary to prevent future issues upon resubmission.
